Having worked in this profession in Spain myself I am aware of all the pitfalls and problems which CAN be associated with buying abroad IF your agent is not fully qualified and professional. I found that Hiam fulfilled all the necessary qualities needed and was more than willing to help me many months after the sale with problems which arose from my relocation. Hiam is a very busy lady and was not obliged to give any of this assistance but she did so willingly because she has a genuine desire to help. After two years looking at ruins Carole and I were beginning to believe that all the finca’s and cortijos in Spain lay in heaps. Piles of stones no more then two feet high were said to have great ‘potential’. One pile of stones had a donkey living in it, which the proud owner would let us have at no extra cost. No water, no electricity and no way of getting to your pile of stones. Many were described in estate agents jargon as "having great sea views" and it was true that with a pair of steps and a pair of glasses you could see the sea - if it wasn’t for the high rise flats in-between. Anywhere near the coast was ridiculously expensive.  Away from the coast real Spain begins and no more so then in the Alpujarra. Not only are there views but such incredible views: magnificent mountains with little white villages clinging perilously to the their steep slopes and in the lower valleys that run down from the snow covered peaks, lush orange and lemon groves, olive and almond trees, with small "fincas" dotted here and there and the local Spanish people were friendly. This is where we began to look seriously for somewhere to live and were we first made contact with Granada Propiedades and Hiam Odds. Hiam is less an estate agent more a friend. Having explained what we were looking for - the first cortijo she sent us to was exactly right! Down a long dusty track, nestling in a fold in the valley was a small cortijo lovingly looked after by Miguel and Carmen. There are orange, lemon and apple trees. Vines producing wine grapes and flowers everywhere. It was and is beautiful. We made the deal there and then. Now, this is where our troubles began. In Spain unlike England you place a third deposit on the property the rest being due when the contract is completed. If the buyer reneges on the deal they will lose that deposit. If however the seller reneges they have to pay back your deposit plus another 100%. In England of course no money changes hands until the contract is finalised which can and often does take months. When I bought the cortijo I already had a sale lined up in England for my flat and we were finalising the details with the buyer. At the last minute the buyer pulled out with the excuse that the market had gone quiet and they were not convinced they could let it now! This placed us between a rock and a hard place. If I couldn’t sell the flat, I couldn’t pay the rest of the cortijo fee. Here Hiam came to our rescue. Having explained our dilemma to her and through her to Miguel and Carmen we reached an agreement that suited us all. Miguel and Carmen required a little more time in order to find somewhere to live in Barcelona, so would be happy to extend the deadline if they could keep living in the cortijo. This would give me time to find another buyer back in England. I can’t imagine how we would have coped with this emergency with our primitive Spanish, without Hiam and her intimate knowledge of Spain and Spanish practices.
